Award-Winning Timbers Resort Opens At Kiawah Island With 21 New Luxury Residences
Timbers Resorts, the leading developer and operator of luxury boutique properties around the globe, has opened the highly anticipated Timbers Kiawah Ocean Club & Residences, the first new residential development on Kiawah Island’s oceanfront in over 30 years.
A Fractional Ownership Model
The development, which includes 21 luxury residences spread across three oceanfront buildings, operates with a fractional ownership model that has been very successful at providing owners a hassle-free owning experience—both on and off the island. Timbers operates much like a full-service luxury resort with year-round onsite management as well as pre-arrival provisioning, on-island concierge services, owner storage, valet parking and daily housekeeping.
Three-bedroom residences at Timbers Kiawah Ocean Club & Residences start at $490,000 for a one-ninth ownership interest while four-bedroom penthouses start at $1.34 million for a one-sixth ownership interest.

The new development is the first and only residence club on Kiawah Island, offering buyers a completely new way to approach home ownership on the sought-after island.

Timbers Kiawah residences are housed in three separate buildingsconnected by the property’s exclusive beach club and pool deck. The heart of the resort is the beach club, where the oceanfront pool, residents-only restaurant and beach services are all located. Serving lunch only, the restaurant sources the freshest selections of seafood, vegetables and meats in the area and infuses the traditional flavors of the Lowcountry into each dish. Dishes include flounder ceviche, local crab and corn beignets, and of course, pimento cheese, a staple in the Carolinas.
Timbers Kiawah also features a clubhouse and lounge, owner services team, temperature-controlled wine storage, kids play room and a state-of-the-art fitness facility. Here, residents can send postcards custom designed by Charleston artist Rick Sargent to their families and friends; request any service ranging from meal delivery to babysitting; and book dining reservations and daytime excursions. Upon purchasing a residence, Timbers Kiawah will commission a caricature portrait of the family, which will hang in the clubhouse’s main room.
Throughout the property, Timbers Kiawah only uses bamboo cutlery and straws to help protect Kiawah Island’s threatened sea turtles. Conservation is a large part of the company’s DNA, and new programs dedicated to this cause will continue rolling out throughout the next year.
A Family Connection
Timbers Resorts was founded on the idea of providing places for families to spend time together, so it is fitting that Timbers Kiawah is following suit. Founder David Burden and his son, Chris, who serves as Timber Resort’s Managing Director of Development, set out to create a special place on Kiawah Island that could be enjoyed by their family’s future generations as well as those of their owners.
